We offer a free property management service in Hampshire and Dorset which guarantee's you long term rent, whether the property is tenanted or not.

Typically, landlords pay anywhere between 12% and 20% of the rent for management services. Not only do we not charge a "fee" or "commission" like traditional letting agents, but we will guarantee you hassle free, rental income whilst also refurbishing your property.

At Cozy Lets we don't just offer a service, rather a mutually beneficial relationship. We pride ourselves in our transparency and communication- which means we are always here to help. We work with our clients to attain the best management structure for both parties, ensuring everything is agreed and signed contractually, so you can be assured that rent will be paid no matter what.

Our agreements typically last 36 months with 12 month break clauses so you will have secured, guaranteed, long term rent as well as flexibility to break the contract. The agreement will include Cozy Let's takes on liability for all rent due and any damaged caused by it's tenants. It will also state that if Cozy Let's is in arrears, then the landlord is permitted to take back the property. This means that unlike a typical tenancy, the landlord has more control over their property whilst also being hands off.  

Terms are discussed then once agreed and the rent/deposit is paid, we will get to professionally cleaning, furnishing and refurbishing your property to bring it up to standards.

Once your property is up to standard, we will begin hosting stays for professionals. These will be our clients from one of many company's/hospitals, looking for mid-long term homes whilst they work there fixed term jobs. If for whatever reason, the property is vacant or we cannot find a suitable professional for it, we will still pay rent as per our guaranteed rent scheme.
